Do I Need Flood Insurance in Western NC?

Here's something that surprises many homeowners: your home insurance does NOT cover flood damage. Not even a little. If you want flood protection, you need a separate policy.

If you weren't here for it, the numbers tell the story: 14 inches of rain in three days. The Pigeon River rose 20 feet in under an hour. In Cruso, houses were literally swept off their foundations. Six people died. Over 500 families were displaced. More than $300 million in damage.

Cruso wasn't a "flood zone" on any official map. Neither were parts of Canton, Clyde, or the Pigeon River valley that got devastated. That's the thing about flooding in the mountains—the maps don't always match reality.
