Vacation Rental Insurance in Western NC

We insure a lot of vacation rentals in WNC. Cashiers, Highlands, Maggie Valley, Bryson City—if you've got a cabin on Airbnb or VRBO, we've probably seen your situation before. And here's what most people don't realize until it's too late:

⚠️ Your Home Insurance Probably Won't Cover It

Standard homeowners insurance typically DOES NOT cover short-term rentals. If a guest falls off your deck and sues you for $200,000, your regular home policy may deny the claim entirely. We've seen it happen.

Why Standard Home Insurance Isn't Enough

Your homeowners policy is designed for owner-occupied homes or long-term rentals. Short-term vacation rentals are considered a business use, which creates gaps in coverage:

  • Guest injuries: If a guest falls on your property, your personal liability coverage may not apply
  • Property damage by guests: Damage caused by renters may not be covered
  • Business income: Lost rental income due to a covered loss isn't typically included
  • Policy cancellation: If your insurer discovers you're renting without proper coverage, they could cancel your policy entirely

What About Airbnb's Host Protection?

Airbnb, VRBO, and other platforms do offer some coverage, but there are important limitations:

  • It's secondary coverage—your own insurance is expected to pay first
  • There are exclusions and deductibles
  • Claims can be difficult to file and may be denied
  • It doesn't cover your property—only liability to guests
  • It doesn't protect you between bookings

Platform coverage is a nice backup, but it shouldn't be your only protection.

Options for Vacation Rental Coverage

Option 1: Add an Endorsement

Some insurers (including Allstate) offer endorsements that can be added to your homeowners policy to cover short-term rental use. This is often the simplest and most affordable option if:

  • You rent occasionally (not full-time)
  • You also use the property personally
  • Your rental income is modest

Option 2: Commercial/Business Policy

If your property is primarily or exclusively a rental, you may need a commercial policy or a dedicated vacation rental policy. This provides:

  • Business property coverage
  • Commercial liability limits
  • Business income coverage
  • Coverage designed for frequent guest turnover

Option 3: Landlord/Dwelling Policy

A dwelling policy (DP-3) is designed for rental properties. It covers the structure but not personal belongings, since the contents belong to tenants. This works well for longer-term rentals but may need endorsements for short-term use.

What Vacation Rental Insurance Should Cover

Make sure your policy includes:

  • Property damage: The building itself, from fire, weather, vandalism, etc.
  • Liability: If a guest is injured on your property
  • Contents: Your furniture, appliances, and furnishings that guests use
  • Loss of income: If damage makes the property unrentable
  • Theft: Guests (unfortunately) sometimes steal things
  • Damage by guests: Beyond normal wear and tear

Special Considerations for WNC Rentals

Mountain vacation rentals have some unique considerations:

Hot Tubs

Hot tubs are a huge liability risk. Make sure your policy specifically covers hot tub injuries, and make sure your hot tub meets all safety codes.

Fire Pits

Popular amenity, significant risk. Make sure you have liability coverage and follow all burn regulations.

Winter Access

Steep driveways and icy conditions can lead to guest injuries. Consider your liability if a guest falls or their car slides.

Wildlife

Bears getting into garbage, guests leaving food out—these situations can create liability. Having clear guest rules helps, but you still need coverage.

Location-Specific Risks

  • Maggie Valley/Cataloochee: Popular for skiing, so winter slip-and-fall risks
  • Bryson City: Near the river and Nantahala—consider flood risk
  • Cashiers/Highlands: High elevation means weather extremes

How Much Does It Cost?

Vacation rental coverage typically costs more than standard homeowners insurance—often 15-30% more—but the protection is worth it. A single liability claim could cost you far more than years of premium.

The exact cost depends on:

  • Property value and location
  • How often you rent
  • Amenities (hot tub, fire pit, etc.)
  • Your rental income
  • Coverage limits you choose

Our Recommendation

If you're renting your Western NC property—even just a few weeks a year—you need two things:

  1. Proper rental coverage on your home policy (we'll help you set that up)
  2. An umbrella policy—this is the part people skip and then regret. A $1 million umbrella policy usually costs around $200-300/year. That's nothing compared to what a guest lawsuit could cost you.
