Hurricane Helene Changed How WNC Thinks About Flood Risk

September 2024. The French Broad and Swannanoa Rivers overwhelmed Asheville. Entire neighborhoods in Marshall, Burnsville, and Old Fort were destroyed. Communities that had never flooded in living memory were underwater. And thousands of homeowners found out too late that their home policy covered exactly nothing.

That's the thing people don't know until it's too late: homeowners insurance has a hard exclusion for flooding. It doesn't matter whether water came in from a creek, a swollen river, or a rain-soaked hillside. If it flooded in, your home policy won't pay a dime for it.

Jeremy Pressley has been writing flood policies in Haywood and Jackson counties for over 20 years. After Helene, the phones didn't stop. Our neighbors in Haywood County got lucky compared to what hit Buncombe and Yancey. That luck doesn't repeat itself. We shop both NFIP and private flood carriers and will tell you honestly which one makes sense for your property. Call us at (828) 452-1898 or fill out the form below.

Two Types of Coverage in One Policy

A flood policy covers two distinct things. Make sure you have both.

Building Coverage

Covers the structure itself: foundation, walls, flooring, HVAC, electrical systems, and permanently installed fixtures and appliances.

Contents Coverage

Covers your personal belongings: furniture, clothing, electronics, and valuables inside the home. This is separate from building coverage and must be added.

Detached Structures

Garages, sheds, and outbuildings may have limited or no coverage under a standard flood policy. Ask us about adding additional protection.

Basement Limitations

NFIP policies have specific limits on basement coverage. If you have a finished basement, we'll make sure you understand exactly what's covered before you sign.

Temporary Living Expenses

Some private flood policies include additional living expenses coverage while your home is being repaired. We'll compare options for you.

Business Flood Coverage

We write flood coverage for commercial properties too. Storefronts, rentals, and business facilities can all be protected.

Mountain Flooding Doesn't Follow the Maps

The Pigeon River Corridor

From Canton through Clyde to the county line, the Pigeon River has flooded multiple times. If your property is anywhere near it, you need a flood policy.

Flash Flooding on Mountain Terrain

Heavy rain events in WNC can send water rushing down slopes and into low-lying neighborhoods within minutes. FEMA maps often don't capture these localized risks.

What Helene Taught WNC

Hurricane Helene in September 2024 was the deadliest natural disaster in WNC history. Asheville, Marshall, Burnsville, Swannanoa, Old Fort, Hot Springs. Communities that had no flood history were wiped out. No part of Western NC is immune, and flood maps did not predict any of it.

The 30-Day Waiting Period

NFIP flood policies don't take effect immediately. There's a mandatory 30-day waiting period. Don't wait until a storm is forecast. We can get you covered today.

Flood Insurance FAQ

Does homeowners insurance cover flood damage?

No. Standard homeowners policies exclude flood damage entirely. You need a separate flood policy. Thousands of WNC homeowners discovered this the hard way after Hurricane Helene in 2024.

Do I need it if I'm not in a flood zone?

Possibly. Most of the homes destroyed by Helene were not in designated flood zones. FEMA maps focus on river flooding, but mountain terrain, saturated hillsides, and extreme rain events create flood risk that maps simply don't capture. If you're near any creek, branch, or low-lying area, it's worth a conversation.

How much does it cost?

NFIP policies start around $500-$700/year for many WNC homes. Private flood insurance may offer better rates or higher limits. We shop both and tell you which makes more sense for your property.

How long before it takes effect?

NFIP policies have a 30-day waiting period. Private flood policies may be faster. The point: don't wait until a storm is on the way. For a free quote and honest advice, call us at (828) 452-1898.
